After evaluating the existing HVAC systems to determine causes for the system’s inability to maintain desirable environmental conditions, MMM recommended corrective action with construction schedules and estimated costs. A new exterior skin was designed for the existing building and construction documents were prepared in a separate design package. MMM prepared annual energy analysis and life cycle cost analysis on multiple types of building materials as well as insulation and glass recommendations.

MMM prepared this analysis in-house on a PC-based Hourly Analysis Program (HAP 3.0). Existing HVAC equipment capacities were compared to the heating and cooling loads for each façade studied. By adding a slight amount of wall insulation, MMM was able to retain the central heating and cooling equipment that was otherwise undersized.
