For this joint venture project, MMM (with EDAW) designed this oceanfront park, in addition to an 800-car garage, both of which are now located on 31st Street.

The park serves as a beacon for the oceanfront with a large statue of King Neptune, which is the focal point of the park. An amphitheater, complete with grassed area for patrons and vendors, brings an entertainment element to the project.

The new park also features landscape elements to soften the space and provide a separation from the realigned bike path. Paving elements blend with the new pavers for the garage and hotel, and a mosaic seawall provides visual interest for oceanfront visitors.

The project was completed in early 2005.
