MMM prepared a planning study and construction documents for the renovation of this academic hall. Williams Hall is a 46,000 SF building that was used by the English Department. In its academic programming, the university desired to renovate the building for the psychology department when the English department was scheduled to be relocated to a different campus building. The planning study provided a space program that addressed the needs of the psychology department, incorporated the need for general assignment classrooms, and confirmed the feasibility of renovating the building within the established capital budget.

MMM used the charette approach for this project. The scope of services included:

> A comprehensive building conditions assessment and review of existing documentation.
> A facility needs assessment through a series of interviews with the administration, facilities managers, the building committee, and representatives from the Psychology Department.
> Routing of a new direct buried chilled water distribution system through a congested campus setting was studied to determine the most desirable solution to serve this building from a central chilled water plan. After conducting a cost-benefit analysis of four preliminary design options, the preferred alternative was selected for further design development.
